What is a Home Inspection?

A “Home Inspection” is intended to discover and document deficiencies and problem areas existing on the property at the time of the inspection. For a full and specific outline of a standard home inspection please see the standards of practice - CREIA Standards of Practice.

A home inspection is a non-invasive visual examination and all systems will be operated on normal settings. A home inspector's job is to point out what is not working or what the problem areas are. A home inspector will check everything pertaining to standards of practice and note the problems.

The Home Inspector will prepare a written report describing defects that were discovered in the structure and/or systems. Noted defects generally fall into categories such as:

  • Safety related
  • Function related, but not a safety hazard
  • End of life expectancy (when your systems are due for replacement)
  • Improper or outdated building practices

The Home Inspection report may also include the Inspector's recommendations for corrective action, or further evaluation by an appropriate specialist.

What is the purpose of a "Home Inspection" ?

A "Home Inspection" is typically performed to give a buyer an unbiased general evaluation of the home and property. This report can show the buyer potential areas that may require attention after the purchase.

A "Home Inspection" may also be performed by a seller as part of preparing the home to be put on the market. This report can show the seller where to invest money in repairs and/or improvements to make the property attractive to buyers.

How long does a Home Inspection take?

Most home inspections take an hour per 1000sqft on average. The age of the home is also a factor that determines how long the home inspection process takes.
