| The PDF document below provides estimated costs for repairs, upgrades, or replacement of general appliances. The expenses listed in the Chart may be incurred due to age of the structure, material deterioration, end of life expectancy, or errors due to incorrect building practices. I do not make repairs to the homes I inspect, because it would be considered a conflict of interest. I have put this list together to give you an idea of what some of the costs may be. The scope and size of a project will affect the costs and it will fluctuate up or down as necessary.

| Seismic Gas and Excess Flow Shut-Off Valves Requirements | |||
Los Angeles City Ordinance 174478 and Section 1219.0 of the Los Angeles Plumbing Code (2008 Edition) require that seismic gas shut-off valves shall be installed on designated buildings within the City. Seismic gas shut-off valves are designed to automatically shut off the supply of natural gas to a building during a major earthquake to prevent a fire or explosion from occurring due to the possible accumulation of gas in the building.
